Terms and conditions

1. To confirm a reservation, a non-refundable deposit of 50% must be paid. Payment may be made in cash, by cheque (UK pounds, US dollars), Visa/Mastercard/American Express or bank transfer - to UK, USA or Brazilian banks). Full payment must be made on arrival at the apartment or room before entering the apartment and receiving the keys.

2. The renter (or renters) will all be required to provide a photocopy (xerox) upon arrival of his passport or national identity card and show the original. If he does not have a photocopy, the owner will make a copy on his own machine and return the original straight away.

3. A damages deposit of R$1200 for room only or R$2000 for the apartment (R$5000 for the luxury apartment) must be also made in cash upon arrival. This can be made in Brazilian reals or any major currency (equivalent value based on that day's exchange rate). If you don't want to carry that much cash, then you must make arrangements to pay the damages deposit by credit card at least one business day before your arrival. If there are no damages that are your own responsibility, the damages deposit will be refunded in full when you check out if made in cash or within two business days if you made it by credit card. Any damages made will be charged at the cost of repairing or replacement.

4. The owner or his/her agent reserves the right to enter the apartment once a day (with his/her own key) to inspect the property. This visit would not take place before midday or after 6pm.

5. No animals/pets allowed.

6. No smoking inside the rooms, lounges or internal common areas. Smoking is only permitted on the roof terrace or garden or barbecue areas. Breach of this regulation may result in immediate eviction by the owner or owner's agent without any refund of remaining nights already paid for.

7. Cleaning is not included. The apartment or room will be clean when you arrive and when you depart, but cleaning is not included during your stay. A cleaner may be arranged for an additional fee of R$100 (R$150 during carnival).

8. Additional persons may not stay in the apartments except where the additional person rate has been paid in advance of the stay. Where a requirement arises for an additional person to stay during the period of your stay, this must be discussed directly with the owner or owner's agent and permission may not necessarily be granted.

9. Sexual relations with minors (under-18s in Brazil) or prostitutes or the consumption of illegal drugs (including marijuana) are not permitted anywhere in the apartments. Breach of this regulation may result in immediate eviction by the owner or owner's agent without any refund of remaining nights already paid for.

10. Where room or apartment keys are lost and replacements are required, these will be charged at cost plus R$25 per key.

11. The owner is responsible for providing electricity and running water at all times except in force majeure situations where the electricity or water is unavailable to the entire building or neighbourhood, in which case the owner will try to resolve this as soon as possible. Mineral water is the renter's responsibility and can be purchased nearby in the neighbourhood. Cooking gas (comes in bottles) is also the owner's responsibility but where the gas runs out, the owner may require the renter to wait until the next morning to buy more gas, or the renter can buy his own gas and then the owner will refund the cost of this to the renter.

12. Any disputes concerning this agreement are subject to Brazilian law.
